Torus has obtained funding from the Social Housing Decarbonation Fund (SHDF) to carry out retrofit and cyclical decoration works to 64 Torus owned properties (32 houses and 32 flats) which have been identified as being in need of improved insulation (EPC rating D or below). The properties included on this project are of admiralty construction, with external cavity walls and flat concrete roofs. The properties are located in the Culceth area of Warrington, approximately 8.0 miles northeast of Warrington town centre.

II.2.4) Description of the procurement
A fabric first approach will be adopted in the delivery of the project with the works consisting of:-
-Roof Insulation (and alternative or additional insulation where applicable)
-Ventilation
-Window and Door Replacement
-External Cyclical Decorations
-Structural Works
-Replace roof covering
-Facias, soffits and bargeboards
-Rainwater goods and soil stacks/vent pipes.
The main aim of the project is to tackle fuel poverty, ensure that all properties are free from damp and mould and achieve a minimum EPC band C rating in each unit. The works will also ensure that a future EPC band A rating can be achieved, without the need for further insulation.
