II.2.4) Description of the procurement
Newport City Homes is looking to compliment it's internal trades team with a contractor to undertake miscellaneous disrepair works on an as and when required basis, in occupied properties owned by Newport City Homes.
The form of contract will be a Joint Contracts Tribunal (JCT) Measured Term Contract (MTC) 2016. There will be no guaranteed volumes or values of work under the proposed contract as the disrepair works will on an as and when required basis.
Potential types of disrepair works may include but are not limited to general building (including some external works and fencing), roofing and rainwater goods, scaffolding and garden and external works.
The estimated annual works value is 200,000 GBP (excl. VAT), and the average estimated works order is 1,800 GBP (excl. VAT).
When disrepair works are required by Newport City Homes, the successful contractor will be responsible for making contact with Newport City Homes customers to arrange appointments for disrepair works to be undertaken in customer occupied properties
All requirements and works delivered must comply with the National Housing Federation (NHF) Responsive and Void Property Works Schedule of Rates (SOR 鈥 Long Descriptions) version 7.2. (鈥淣HF SOR鈥). The contract is to be priced using a percentage price adjustment against this SOR using the bespoke Pricing Schedule issued with the Invitation To Tender (ITT) documents.
The initial contract period will be for 36 months for 36 months with extension options that may be offered incrementally by NCH up to a maximum of 24 months. Contract extensions will be offered at the discretion of Newport City Homes and will be subject to the performance of the appointed contractor.
Recent press releases will show NCH has commenced a journey to merge with Melin Homes to create a new organisation. Once this process is complete the contract will be novated to the new organisation.
