Earthworks, vibro-piling, drainage and car park works are now under way.
Client for the 47,585 sq ft warehouse is Tulchan Developments in joint venture with landowner Fusion Assets. The unit has been pre-let to Co-op Group and will be adjacent to the Co-op鈥檚 existing聽 Glasgow distribution facility from which it services around 600 food stores throughout Scotland.
The construction of the project is being undertaken in conjunction with a design team consisting of Avison Young as project manager, UMC Architects, DSSR as MEP and BREEAM consultant, Goodson Associates as structural engineer and CBA as cost consultant.
The works involve the construction of a single-storey warehouse unit with ground floor office and welfare accommodation. The external site works provide car parking, hard standings including HGV parking, washing and fuelling on seven acres of land adjacent to Glasgow and Edinburgh Road, Newhouse. The brownfield site was prepared by Fusion Assets with a package of enabling works funded by the Scottish government through the North Lanarkshire Vacant & Derelict Land Programme, then sold on to Tulchan and their funders to facilitate the development.
David Young, director at Tulchan Developments, said: 鈥淲e are pleased to have worked with Fusion Assets to bring forward this development. This is the second unit we鈥檝e delivered for occupier Co-op whose commitment to and investment in Newhouse is key to their overall logistics network in Scotland.鈥
The project is due to be handed over by Tulchan to Co-op in October this year.
