Igloo acquired the site, next to Caledonian Road & Barnsbury overground station, in October 2012. The site was compulsorily purchased some years ago as part of the Eurostar tunnelling project, and has remained unused and largely derelict ever since.
Four Hundred Caledonian Road will see Igloo restore the site’s historic Victorian townhouse fronting Caledonian Road as well as its original stable block behind. Set behind the frontage, project architect  Brady Mallalieu has designed a new-build block providing 21 homes, plus a pair of semi-detached houses.
The scheme will achieve Code for Sustainable Homes level 4, with each home reaching Energy Performance Certificate A rating. Sustainability features will include solar photovoltaic panels, high levels of insulation and airtightness, mechanical heat recovery and ventilation and a combined heat and power system. Together, these technologies will significantly reduce the carbon output of the development, as well as occupiers’ bills.
Each home has its own outdoor space, with large balconies and access to two courtyards. The development will provide secure cycle storage for residents.
Construction work is due to start shortly, and the site is due to complete in September 2014.
